R2.5 Billion Luxury Coastal Estate Launches in Sheffield Beach – Zululami

Collins Residential, subsidiary of H. Collins & Sons Group, boasts a proud 100-year record predominantly in commercial property development and investment. Although the group has developed across numerous countries, its roots lie proudly within Kwazulu-Natal. Currently Kwazulu-Natal, particularly from Umhlanga up the North Coast, is one of the fastest growing residential nodes within Africa. As a result, Collins Residential has made a strategic decision to strongly diversify into residential development, and in a short space of time has become one of the largest residential developers within the province. In doing so, they have successfully launched developments such as Emberton Estate in Hillcrest and Mount Edgecombe Retirement Village in Umhlanga.

The spectacular site boasts not one, but two beach access points
“The residential market is going through an exceptionally strong phase. Anyone who looks at the North Coast of KwaZulu-Natal can see the astonishing growth which is underpinned by an exceptional location, the airport, good climate, booming infrastructure growth and an influx of people from other areas of KZN, and Gauteng,” says Murray Collins, Director of Collins Residential.
“In the last 12 months, R1,5 billion in transfers occurred within the gated estates around Ballito and there have been very little new development opportunities of significance released, despite the growing demand. It is also no secret that investors within developments such as Simbithi have, in some cases, seen the value of their property appreciate by four times what they purchased it for at the launch phase,” continues Collins.

“For some time people have viewed the 140 hectare Zululami land as the jewel of the North Coast and within minutes of us viewing the site we knew that it had the x-factor required to create a new precedent in luxury coastal living. The site ticks all the boxes of location, sea views, forest, wetlands and two beach access points, with the added benefit of being positioned within the heart of one of the best performing residential areas in the country. It is thus our vision to seamlessly integrate the best of estate living into one complete lifestyle offering. The brief to our professional team has been very clear around rehabilitating the natural area, blending architecture into the environment as well as creating key facilities for the entire family,” says Collins.

On completion, Zululami will be a R2,5 billion development which makes it one of the largest residential developments of its kind. Translated as “my heaven” the character of Zululami is defined by the rich heritage of the area and the natural attributes of forest, wetlands and ocean.
“The first phase, of 128 development stands, will launch in early December. We have been very specific about our pricing to ensure that, despite our unique product offering, our first-phase will provide some of the most competitive prices on the North Coast. This provides a great opportunity for our investors to get in early and benefit from the value and the guaranteed capital appreciation. The result is that the pre-launch demand has been remarkable. We have already sold 90% of our future sectional title opportunities to developers, and we expect that over 50% of the phase one stands will be reserved, through our clients, prior to us going to market,” explains Collins.
